ANYONE. WE WILL GO AHEAD AND HAVE OUR FIRST ITEM WHICH IS THE PRELIMINARY PLAT OF THE NORTH RIDGE ESTATE. STAFF CAN YOU GIVE US THE REPORT QUICK CITIES AND COMMISSIONERS. THE ITEM ON THE AGENDA IS THE

APPROVAL FOR THE PRELIMINARY PAT RIDGE ESTATES. >> THIS IS LEGALLY DESCRIBED AS BEING A 24.7 ACRE TRACT OF LAND IN THE SURVEY NUMBER THREE ABSTRACT NUMBER THREE VICTORIA COUNTY TEXAS. THE SUBJECT PROPERTY IS CURRENTLY LOCATED WITHIN THE CITY LIMITS. IT IS UNDEVELOPED AND UNFUNDED. THE DEVELOPER PROPOSES TO PUT THIS IN ONE RESIDENTIAL MANUFACTURED HOME LOT WITH APPROXIMATELY 219DWELLING UNITS . ACCESS IS BEING PROPOSED OFF OF PACO AND AIRPORT ROAD.

THE PLAN IS TO TIE INTO EXISTING 8 INCH WATER MAIN LOCATED IN AIRPORT ROAD AND SENATORS AND THIS WILL BE FROM THE EXISTING 10 INCH AREA. DRAINAGE IS IN ACCORDANCE WITH THE CITY OF VICTORIA'S MASTER DRAINAGE PLAN. THAT BEING SAID STAFF RECOMMENDS APPROVAL OF THE PRELIMINARY PLAT FINDING THAT IT MEETS APPLICABLE ORDINANCES

MONTHLY DEVELOPMENT REPORT BY THE PLANNING COMMISSION STAFF. >> THE CITY OF VICTORIA PROCESSED 116 PERMITS AS WELL AS 130 OVERALL COMBINED CITY COLLECTED APPROXIMATELY $55,200 MONTH WHEREAS IN NOVEMBER LAST YEAR THE CITY OF VICTORIA COLLECTED APPROXIMATELY $37,800 AND PERMIT FEES SO WE DID HAVE AN INCREASE FROM LAST YEAR INTERNET ELECTED.

THE DEVELOPMENTS DEPARTMENT IN THE MONTH OF NOVEMBER PROCESSED FOR MINOR PLATS.

ONE MAJOR PLAT. THREE SITE PLANS AND CITY COUNCIL APPROVED TO VARIANCE LAST MONTH WHAT'S NEXT ON THE AGENDA IS ITEMS FROM THE PLANNINGCOMMISSION.

>> UNDERSTAND WHY THE MEETINGS HELD. >> ONE OTHER THING IF I COULD JULIE. I WAS READING THROUGH THE UNIFORM DEVELOPMENT ORDINANCE AND I WAS INTERESTED TO SEE IN THE MULTI-HOUSING SECTION THE REQUIREMENT FOR LIMITING HOUSING TO 27 UNITS PER ACRE WHICH IS NO LONGER IN THE ORDINANCE.

IS THAT NOT NECESSARY? >> WHEN YOU FACTOR IN THE LANDSCAPE REQUIREMENTS AND PARKING REQUIREMENTS YOU DO END UP WITH A MINIMUM AMOUNT OF OPEN SPACE.

WE DIDN'T FEEL IT WAS NECESSARY. ALSO WE ADDED HUMIDITY SECTION . THERE IS A NEW DRAFT THAT WILL BE PUBLISHED NEXT FRIDAY OR BEFORE WHEN WE DID EXEMPT OUT THE HUMIDITY SECTIONS FOR THOSE THAT HAVE 16 UNITS OR LESS.

THEY ARE NOT REQUIRED TO HAVE THE CITY SWIMMING POOL OR DOG PARK.
